COLOR CHOICES

This one is critical for anyone looking to update their rooms! The trendy paint is not always what is best. Whether you have a single rental unit or hundreds, this can make or break how happy someone feels viewing the photos or trying to live in it. Color enhances or detracts from everything in the room. Get the base right!

DESIGN DECISIONS

If all the design choices in a room don’t look good together, it won’t matter what you put in the rooms – it will never, ever look good. We’ve made this as affordable as possible, and we have packages based upon the number of decisions you’re needing to make, or an entire apartment of decisions, it’s all up to you. Photos or in-person inspections are required for this service to be delivered. You can choose from any number of things from flooring, to paint, to hardware, to plumbing, to molding or trim, or even tiling and backsplashes. You give us the list of what you’re looking to decide and your budget, as well as any concerns you have with nearby competition to be analyzed, and we’ll give you a quote. Design decisions for most apartments often can be done within one week. We look forward to hearing from you!

DECOR STYLE ASSESSMENT

This assessment can help you stand apart from your competition, and it can include the structure as you currently have it or any elements you know you hope to be building within one in the future. The assessment can guide apartment managers to consider how a style can lead to appeal for potential renters. *See Lifestyle Board for Phase 2

LIFESTYLE BOARD

This is most commonly the next step after the Decor Style Assessment, although it can be done on it’s own too. There is a questionnaire you will complete, and then a certified professional will analyze your competition and draw up your best moves to strategically pull interest to your side. Decisions will be based on your needs vs budget and timeline. This may be for a renovation, or to simply update your staging game to remain competitive in your market, or both. Getting started is easy. *Design Board is often final phase.

DESIGN BOARD

This is where we build on what makes your apartment(s) most memorable and marketable (often from the Lifestyle Board, above), and we begin to build the ideal lifestyle with exact items and choices that allow you to stick within your layout and budget. A photo of the room set up, along with a bird’s eye layout view are provided. You will be able to buy them yourself so you know exactly when you’ll be able to set it up yourself. A number of requested changes to this service are included, but details apply.

STAGING REFRESH

Staging is not a “one, and then forever done” thing! Just as the competition grows in numbers and upgrades, so should the staging moves. Therefore, we anticipate our clients coming back and offer a generous discount whenever this is done within 18 months of the initial staging. You may choose to include another competitive analysis (if one was previously done) or not. Staging refreshes are almost always done via our e-design program now, and the entire process commonly takes place over 10 business days.

THE APARTMENT STANDARD

The Apartment Standard is a choice program offered nationwide, specifically for the apartment communities. It stands for 1) apartment management that strives to meet the changing needs of renters, and 2) a company-wide desire for industry standard improvements that meets or exceeds today’s challenging markets. It includes free bi-annual assessments for 2 apartment styles, The Apt. Standard magazine/s, and lobby recognition, as well as discounts on your Lifestyle and Design Boards, among others. Some add-on benefits may be extended to your clientele as well, which include discounted Design Boards or additional magazines for renters. Requirements include self-assessing quiz, staging that asserts a congruent typical lifestyle, and a single yearly membership fee. Monthly newsletters with suggestions and updates are provided to maintain integrity and changing marketable standards.

VACAY SELECTS

This is specific for short-term business or vacation rental units, where occupants are looking for a unit that looks the part of their vacation time, or fits the bill for their business needs. There can be a lot to include for these units that can woo people and get the best number of reservations possible – but when it’s done right, it’s worth every penny! Our Vacay Select clients are commonly serviced via our e-design service. It starts with a questionnaire, then a style quiz and assessment is provided to ensure we are on the same page before the Inspiration Board is provided from a collection of your goals, timeline and budget. Once you’ve approved the Inspiration Board, you can choose if you prefer to go for the general direction (via Concept Board) or have us help you make exact choices that fit your budget and layout (Design Board).
